The Maintenance Supervisor is a hands-on leader in the day to day operations directly supervising and assisting the maintenance team members as well as performing hands on maintenance tasks creating a safe, secure and inviting environment for residents, guests and team members.
RESPONSIBILITIES & QUALIFICATIONS
Essential Duties: General Maintenance Duties_ Responsible for completing all maintenance tasks as assigned by supervisor_ Performs general maintenance duties such as:_ Fixing wall coverings_ Fixing floor coverings_ Repairing furniture and fixtures_ Performing basic plumbing work_ Performing minor electrical repairs_ Repairing appliances_ Assists with painting and refurbishing projects_ Performs minor building and equipment repairs Conducts routine maintenance on all Sunrise vehicles as assigned_ Maintains all tools and repair parts_ Participates in all fire drills and in the community’s disaster preparedness program ADA Requirements In an 8 hour workday, team member may stand/walk:Hours at one time: 2 – 4Total hours / day: 6 – 8 In an 8 hour workday, team member may sit:Hours at one time: 0 – 2Total hours / day: 0 – 2In an 8 hour workday, team member may drive:90 minutes, one to two times a weekTeam Member will support / assist: (Maximum lbs)Frequently: 50 lbsOccasionally: 150 lbs _ To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed throughout this job description are representative of knowledge, skills and abilities required.._ Maintains current license/certificate and/or specialized skills in at least one (or more) of the following building trades: electrical, plumbing, carpentry, HVAC, fire protection or mechanical._ Three (3) years of maintenance experience preferred._ Technical school education preferred._ Demonstrates general understanding of systems such as HVAC, plumbing, electrical, mechanical and code compliance._ Possess a general understanding of OSHA, fire prevention, life and safety regulations._ Ability to respond to emergency calls outside of scheduled work hours._ Ability to handle multiple priorities._ Possess written and verbal skills for effective communication._ Competent in organizational, time management skills._ Demonstrates good judgment, problem solving and decision making skills.
